DESIGN, PLANNING & CONSTRUCTION

The Zen design provides a deep environment of peace which minimizes waste, through a combination of very efficient and careful design, simplicity, smallness and local skills combined with choice of simple long life materials and details. To maximize space, furniture is built in. For example the Kotatsu table eliminates the need for a table and chairs and so frees up the living space considerably. This table is also easily lowered when you require a clear flat floor. Plenty of storage is also included under the floor, in the walls and around the roof. The small scale enables you to keep items very accessible, within arms reach. If you opt for a bed platform the considerable area under the bed is also available for storage. We are not suggesting that this is a house for those who need walk in closets, its more a home for those who want to simplify and eliminate both the physical and spiritual/psychic/psychological clutter in their lives. This release and freedom gained when living in one of these houses is considerable and very healing. All those who have lived in the houses are very positive about the benefits and in no way feel the smaller size a problem. The homes are built with Ironwood and traditional pegged joints. The roofs are of Alang Alang thatch and bamboo. Solar, permaculture and biological waste water treatment and other self sustaining technologies are introduced wherever possible. Tony Gwilliam, the architect has much experience in these small homes and finds that designing carefully to the inch or centimeter very satisfying. This philosophy both eliminates waste and allows us to use the earths’ resources much more frugally and sensitively. The house is more like a beautiful wooden bowl or piece of furniture than a building. You really get to know your space, its knot holes, color, warmth, smell, idiosyncrasies and ecosystem.

Models range from a single one room one storey pavilion through a two storey single unit with living space downstairs and bedroom above, to houses with two rooms downstairs, and upstairs. We have designed with flexibility in mind so that houses can be grouped and used according to a variety of needs. Orientation and plans vary as local conditions are taken into account. The basic house sizes and plan stay fairly consistent but the position and design of the bathroom and kitchen varies considerably. The single T House is great for a couple or single person. Just right to feel really at home, inexpensive and simple but with everything you need. For those with a family or guests you could purchase more than one house on one “lot” or more than one “lot”, or buy the 2-3 bed Double T House.  Any T House can be extended with balconies and covered terraces.  Tropical living allows you to use the outdoors as your living room, the terraces, gardens, decks and covered patios are your living space. Where possible we integrate gardens into “rooms”. Kitchens and bathrooms usually have a gardens. Its fun to bathe in the garden or cook by the stream. With all the models the size and configuration of the kitchen and bathroom varies to suit the needs of the site and the client. Remember a group can purchase a house or group of houses.

LOW PRICES

We are keeping prices deliberately low to enable a wide range of discerning visitors to partake in the stewardship of Bali. Although the variability of land prices throughout Bali plays a big part in the overall cost we are attempting to keep them accessible by starting at only $25,000 for a Single T two storey one bedroom home and lot, and a Double T 3 bedroom for $38,000. You can purchase more than one home if you require more accommodation.

            You can again enjoy  nature without the sound and pollution of cars and motorbikes, instead try the sound of frogs, geckos, cockerels, cows, people, rice, insects and gamelan music.

            The T Houses have a unique bathtubs, landscaped and  tiled bathrooms, waterfalls and  kotatsu table in the living room and large platform beds upstairs with a breathtaking 360 degree panoramic view. The downstairs living room can either be fully open or closed with the sliding Shoji screens.

All T Houses sit in a garden and orchard. The Lohtunduh site has, chilies, lotus, water lilies, a stream, ponds, waterfalls, bananas, jackfruit, mangoes, avocado, coconuts, hibiscus, giant bamboo and papayas   Rice is all around.

Homes are grouped for privacy, security, convenience, climate and view
and to share facilities such as swimming pool, gardens, parking, raods and internet facilities.
The land per house averages around 2500 sqft.
