The first houses are by the paddy
fields just outside Ubud, Bali.
Soon to be followed by another group at Tegallalang overlooking the river, also
near Ubud.
The first houses have been sold and others now under construction are now available.
HOW TO PURCHASE
We lease the land for more than 20yrs and then re-lease to you for 20yrs. Upon completion of the lease we have the right to extend the lease at market rates. The houses are of pegged construction and can be moved at the termination of the lease. The house structure is ironwood and should last a hundred years. The kitchens and site built structures will remain on the site at the completion of the lease. The wooden house structure is guaranteed for the length of the lease. The roof (which is not covered by this guarantee) will require replacing at least once during this time.

MANAGEMENT FEE
There is a monthly management fee of approximately $50 - $150 depending on
house size and the facilities included. To make sure that the houses are always
ready for guests your house is cleaned and the garden tended even when there
are no guests staying.
This covers the day to day property management and the maintenance of roads,
landscaping, services and pathways. It will also cover the payment of local
taxes, donations and licenses. This fee is to be paid directly to the management
company. The years fee is due on the first of each year. This fee is subject
to change due to exchange rate and expense variations over time. House insurance
is available. Management includes:-
security, maintenance, pool maintenance, cleaning and maid service, water, refrigerator,
electricity and the services of a wonderful local girl -Putuh- to help
you, to learn the language, to prepare meals, to clean and do laundry.
If you want more, her sister Wayan who also speaks English can also assist
you. Wayan lives next door. Putuh lives close by with her husband and baby.

LEGAL
The basis of the contract is condominium or strata law with the lessee leasing the land beneath the house, purchasing the house itself (the movable parts), and paying for maintaining of community property in common through the management company. The management company takes responsibility for most of the hassles and most of the concerns and multitudinous pitfalls connected with building and owning abroad. On behalf of the owner the management company keeps the responsibility for most legal obligations and paying of local taxes.etc. To accomplish this we work closely with dependable Balinese partners as presently required under Indonesian law. We also provide the day to day maintenance, services and security for your property. The lease can be sold or transferred to another at any time.
BUYING A BALI T HOUSE FOR YOUR OWN SITE
These houses are built as a kit and can be shipped by container to any part of the world. They are great for a holiday house, retreat centers, or tourist facilities, beautiful, very well built and unique. The wood is ironwood and is not attacked by termites. It should last at least 100 years. A quality product. If you are purchasing a group of houses both the price of the houses and shipping will be reduced.
